About Marshbrook
A quantitative approach to commercial real estate in the Wilmington, NC market.
Our Approach
Most firms rely on brokers, listings, and gut feel. We built a platform that has analyzed every property in New Hanover County - assessments, zoning, ownership, and over a decade of transaction history. We don't wait for opportunities to surface. We already know where they are.
We're a real estate company, not a tech company. But the tools we've built let us see the entire market continuously - not just what hits a listing. That edge doesn't close with more phone calls. It closes with better information.
Team
Nic Spetrino
CEO & Founder
Nic's background spans hospitality, custom home building, and institutional real estate. He spent time in hotel operations and in Wilmington's custom home industry, developing a ground-level understanding of how real assets are built, valued, and operated.
He also worked at a $3B+ private equity real estate firm focused on opportunistic and value-add investments across the Southeast - a portfolio that includes Kiawah Partners, Palmetto Bluff, and The Cliffs - gaining exposure to large-scale deal structuring, asset management, and institutional capital.
At Marshbrook, Nic is responsible for deal origination, quantitative underwriting, and firm strategy. He designed and built the analytics platform that powers every deal the firm touches - from acquisition sourcing and feasibility modeling to tax appeal analysis.
Parker Neeley
Partner
Parker brings a wealth management background to Marshbrook, with experience in portfolio strategy, asset allocation, and investment due diligence. His understanding of capital markets and how investors think gives the firm a valuable perspective when structuring deals and managing partner relationships.
At Marshbrook, Parker leads client-facing operations including tax appeal outreach and deal execution support. He is the firm's primary point of contact for property owners and prospective clients.
Our Goal
We're building a network of developers, investors, and property owners who benefit from better data and working together. We're also building tools that reduce the friction with public offices - so our submissions are complete, accurate, and ready to process on arrival.
Wilmington is where we started. The platform is designed to expand county by county across the Southeast.
